Weights: growth 24%, gross yield 14%, sales confidence 11%, days on market 7%, low development approvals 9%, low Stock on Market 5%, owner-occupied dwellings 7%, weekly household income 8%, school ICSEA 5%, low crime 5%, low social housing 3%, data completeness 2%. Income uses publicly available Census 2021 median total household income per week, weighted from SA1 areas mapped into each suburb. Growth is the national percentile of the displayed 2026 YTD price change against the 2025 annual median. Yield uses the latest matched rent and price quarter. Sales filters require at least 30 sales in both 2026 YTD and 2025. Stock on Market is active sale listings from publicly available sources divided by the selected dwelling-stock proxy. Houses and units are measured independently; an address-based proxy is preferred and an estimated-stock fallback may be used. Lower percentages score more favourably. It is a current listing snapshot, not a vacancy rate or proof of oversupply. Development approvals are mapped from SA2 areas back to suburbs, so they are an area-level future-pipeline proxy. Census metrics use 2021 data; school and crime signals are used where available. Missing optional Stock on Market or other optional observations remain NULL individually, become neutral only inside the combined score, and do not change ranking eligibility.
