Weights: growth 25%, gross yield 15%, sales confidence 12%, days on market 8%, low development approvals 10%, owner-occupied dwellings 7%, weekly household income 8%, school ICSEA 5%, low crime 5%, low social housing 3%, data completeness 2%. Income uses ABS Census 2021 median total household income per week, weighted from SA1 areas mapped into each suburb. Growth uses 2025 annual growth plus recent consistency. Yield uses the latest matched rent and price quarter. Sales filters require at least 30 sales in both the latest and previous annual periods. Development approvals are mapped from SA2 areas back to suburbs, so they are an area-level supply-risk proxy. Census metrics use 2021 data; school and crime signals are used where available. Missing optional signals score neutrally rather than excluding the suburb. Balanced rankings combining growth, yield, price, liquidity and supply risk.
